Five Tips to Selling Your House in the Summer

Selling your house in the summer months requires a different approach compared to other seasons. It’s essential to shift your mindset and make necessary preparations to ensure your property shows well to potential summer buyers. Here are some tips to enhance your summer home selling experience. Just a few small touches make an enormous difference in how your property shows to potential summer buyers

Here are our tips for selling your house in the summer!

1. Keep Your House Cold: The #1 rule for summer selling your house in the summer is: Do not try to cut costs on your electric bill! Be sure to have your air conditioning serviced and ceiling fans cleaned in advance of the summer months.  You may want to keep your home even cooler than you normally do. We want any potential buyers and agents to want to stay in the property. Remember that buyers touring with agents are in and out of cars and don’t have a chance to cool down. When coming to view your home, they are seeking relief from the heat.

2. Buyers will be Thirsty: Touring a home with more than two levels can cause house hunters to work up a sweat. It’s a nice touch to have a few bottles of water on the counter in a bowl of ice. A pitcher of cold lemonade might be even better!

3. Maintaining the Outside of Your Home: Weeds can quickly get out of control. Be sure to keep hedges trimmed and grass a velvety green. Consider adding some colorful flowers to enhance curb appeal. If rain is scarce, be sure that you keep the lawn watered and the sidewalk and front porch swept. Spiders become very busy this time of year. You may have to keep after them on a daily basis. Look up, down, and all around for their webs. Avoid blocking the window views with overgrown tree limbs and ensure all windows are clean. Any patio or balcony areas should be swept of debris and feel welcoming. Spruce up your outdoor areas with fresh paint, planters, and new patio furniture cushions. If you have a pool, make sure it is sparkling clean and inviting.

4. Keep the Lights On: Even if your home is being shown on a sunny day, keep the lights on throughout the house during any showings. I’ve found when coming in from the bright sunshine, a house can look darker as your eyes adjust to coming inside. Remember to turn on all lights, including those in closets or in appliances. 

5. Showcase Natural Light: Keep the lights on, but also take advantage of the longer daylight hours by showcasing the natural light in your home. Open curtains and blinds to let the sunlight in, creating a warm and welcoming atmosphere. Clean windows and remove any obstructions that may block natural light from entering the rooms.

6. Fresh Flowers: Have any flowers that grow in your garden cut and in vases throughout the home. There is something about having cut flowers from your garden that makes a house a home, but be sure to refresh them if you do put some out– no one wants to see dying flowers! 

7. Highlight Summer Features: If your home has attractive summer features such as a garden, outdoor kitchen, or built-in barbecue area, make sure to highlight these in your marketing materials and during showings. During the summer, outdoor living spaces become a focal point for potential buyers. Highlight the appeal of your patio, deck, or backyard by creating an inviting and functional outdoor area. Create a welcoming ambiance by setting up a small outdoor dining area with fresh table settings to help potential buyers envision themselves enjoying the space. Consider adding comfortable seating, outdoor rugs, and potted plants to showcase the potential for entertaining and relaxation.

9. Market Your Home’s Summer Features: Take advantage of the summer season by hosting open houses that showcase the best features of your home during this time of year. Provide pictures, brochures, or flyers that highlight the benefits of living in the home during the summer.
