Compass Coming Soon is an exclusive marketing platform for Compass agents and their clients, in fact Compass is the only brokerage that offers this advantage to its clients. It allows Compass agents to showcase their listings to a select group of potential buyers before the property is listed on the MLS or made available to the general public. This platform provides early access to properties to Compass agents and their clients, allowing them to gain a competitive advantage in the market. Additionally, it allows sellers to a) market their property less publicly off-line, and b) pre-market the property to Compass agents only to get a feel for the market and interest. Compass Coming Soon listings are NOT publicly searchable on third-party real estate websites, like Zillow, but they are promoted through Compass’s marketing channels, including email campaigns, social media, and targeted advertisements.
In contrast, Coming Soon listings in traditional MLSs are available to all real estate agents and brokers who subscribe to the MLS service in a particular area. These listings are visible to anyone who searches for properties in the MLS database, and they filter out to third party real estate sites. However, the agent is limited to advertising the property as “Coming Soon” for a maximum of 21 days before it must be listed as active on the MLS. The agent may not show the property to buyers or other agents while listed in the MLS Coming Soon.
