Another Happy Concierge Client in Seminary Ridge

November 29, 2021 | Client Case Study | By: The Goodhart Group

This year, our team has helped 20 clients receive more value for their home using Compass Concierge.

What is Compass Concierge?

Compass Concierge is a fantastic program for sellers helping them sell faster and for a higher price.  Compass will front the costs of services like staging, flooring, painting, and many other cosmetic updates and renovations. The seller pays the money back at closing and there is no charge for this service.

The program provides up to 5% of the list price to pay contractors you can choose from or we can provide. We make it easy! Our listings that used the Compass Concierge program in 2021 have sold 2.5 percent above list price and sold in an average of 16 days. Comparatively speaking in 2021 homes in Alexandria are selling about 1 percent below list price and are on the market for an average of 21 days. Another Happy Concierge Client in Seminary Ridge

We know that when selling a home, one of the biggest pain points is determining what work needs doing, which contractors to use, and how to pay for it. When you work with us and use Compass Concierge, our team will suggest improvements and upgrades to help you sell your home more quickly and for more money. We will then work directly with contractors and ensure the work is completed.

Seminary Ridge Case Study

One listing of ours that saw major success using the Concierge program this year was a home in Seminary Ridge. When we met with our client to discuss selling their home, they needed to get the highest price they could. We sold a home down the street in the past year for 1,087,000 however it had a finished basement and a renovated kitchen. Our experience had shown that their home, which needed updates in a number of areas, would likely sell for about $1 million.  3916 Terry Place | Seminary Ridge | Kitchen

After doing a walkthrough of the home, we determined that in order to maximize the resale value of the home, the kitchen would need to be renovated and the basement finished in order to get the sellers the value they wanted. In total, the cost to finish the basement and renovate the kitchen and some other updates were $53,000. Using Concierge funds to make these changes, we were able to sell the home at a price of $1,225,000 and net our sellers $193,000 in return thanks to Compass Concierge.

If you’re thinking about making a move, whether it’s next month or next year, we would be happy to chat with you and show you how Compass Concierge can work for you!
