The Wharf: The SW Waterfront New Construction Project That Has Everyone Talking.

The Wharf is a multi-billion dollar SW Waterfront new construction project and is the result of Hoffman-Madison Waterfront’s commitment to revitalizing the Southwest DC waterfront. The Wharf stretches across 24 acres of land and more than 50 acres of water from the Municipal Fish Market to Fort McNair. Sara, our team’s Director of Sales, was lucky enough to tour these wonderful units so we can share the inside info!

THE SKINNY ON THE SW WATERFRONT NEW CONSTRUCTION PROJECT THE WHARF

In addition to office, retail and hotel space, two new condominiums and two apartment buildings are in the works.

There will be two phases of the SW waterfront new construction project: the first phase will be complete by fall of 2017 and the second phase will be completed in 2020/2021.

THE OFFERINGS

At least 20 restaurants are planned at The Wharf and all have roots in the District; D.C. chef Fabio Trabocchi best known for Fiola Mare will open a Spanish seafood restaurant, Del Mar. The most unconventional spot will be Potomac Distilling Company, a rum distillery and two-story tavern operated by Todd Thrasher, best known in the city for his speakeasy-style Alexandria bar PX (he also handles the cocktails at nearby Restaurant Eve.) There will be music on the Wharf beyond the planned concert venue by 9:30 Club owner Seth Hurwitz. Cantina Marina, a party-bar institution on Water Street, won’t be new to the Wharf, but the developers are warmly embracing the old fry house and live-music outpost as part of their sleek new project. The Wharf has plenty of options for staying active, including running and biking along the waterfront, gym facilities, water sports such as sailing and kayaking, plus golf, tennis and swimming just across the channel at Hains Point. The Wharf will offer a water taxi running to Old Town, National Harbor, and Nationals Park. We can’t wait to see it all come together!

THE REAL ESTATE

Two new condo buildings are in the works at The Wharf, the hottest SW Waterfront new construction project.

This condo building is now complete and more than 70% of the units have been sold. One bedrooms units start at $374,900, two bedrooms start at $564,900 and 2 bed + dens start at $969,900. All 525 Water units have Bosch appliances, quartz countertops, and contemporary engineered hardwood flooring in the living areas. The building’s amenities include a fitness center, landscaped courtyard with water feature, residents’ lounge, and lobby coffee bar and free wi-fi.

VIO

VIO is currently under construction and scheduled to be completed by the fall of 2017. All units in this building have a water view of some sort. 45% of the units are currently under contract. Studios start around $450,000, one bed + den start in the high $600,000’s, two bedrooms start around $850,000, 2 beds + den start around $1.3 million, and 3 bedrooms start around $1.5 million. All units have floor to ceiling windows, porcelanosa cabinetry, natural stone and quartz countertops, Thermador and Bosch appliances, and wide plank hardwood floors in the living area. Vio’s amenities include fitness center with yoga studio, rooftop pool, waterfront garden with a grill and sundeck, residents’ lounge with fireplace and espresso bar, 24 hour concierge, bike storage room, car detailing station and a dog wash station.
