An Update on the Potomac Yard Metro
After years of red tape and debate, there is finally some light at the end of the tunnel for a new Metro station opening and operating in Potomac Yard.
Ground officially broke on the new station back in December 2019. This ground-breaking was celebrated by community leaders and residents as talks for a Metro station on this site have been ongoing since the 1990s when the Potomac Yard shopping center first opened.
The new Metro station will bring along a significant amount of new development including residential units, office space, retail, in addition to Virginia Tech’s 300,000 square-foot Innovation Campus and two office buildings. Much of this new development will be built on what is currently the Regal movie theater at Potomac Yard. Inova Health System also plans to build a new healthcare facility on the site to include an emergency room, multi-use outpatient center, and medical offices.
The station will also provide a new transportation option for the residents that live in the many streets and neighborhoods between Potomac Avenue and Route 1. The Northern Virginia Transportation Authority estimates the new station could take up to 6,000 cars off the road each day, as it is expected to serve about 12,000 riders daily. Positioned on the Blue and Yellow lines, the Potomac Yard station will provide easy access to Reagan National Airport and Downtown DC heading north and to Old Town to its south.
Officials estimate that 26,000 new jobs and 13,000 new residents will be supported by the new station, as right now the Potomac Yard area represents the biggest development opportunity for the City of Alexandria.
The station is anticipated to be up and running in 2022, though completion dates are always subject to change due to the potential for construction and weather-related delays. Here in the real estate world, we know how that goes!
