Market Share – Compass is #1

Compass opened in DC in 2015  and we were fortunate here at The Goodhart Group to be the founding team for the Alexandria office in 2018. 

In just a few short years, Compass has become a force to be reckoned with. It is now the #1 brokerage in the country, and #1 in the following local areas: Alexandria, Arlington, McLean, Bethesda, Chevy Chase, and Washington, DC.  It is also now a Fortune 500 and publicly traded company. 

We are proud of the growth and success of this company but, what’s more important, is what that means for YOU.

So, what is market share for a brokerage and why does it matter?  

Market share means the percent of homes selling within a specific market compared to other brokerages. Compass clearly has the largest market share.  So why does it matter?

It gives clients of Compass access to more properties and buyers than any other broker.  Since MLS restricts marketing of home listings to within the brokerage until publication in the MLS, Compass clients gain access first via Compass Private Exclusives & the Compass Coming Soon. Every Compass agent (and our clients) has access to the Private Exclusive and Compass Coming Soon platforms. Since we, as Compass agents, are selling the most homes, it means we also have the most amount of clients looking for homes. It serves both buyers and sellers well.   As a seller, you can promote your property to thousands of people before it hits the market to give it extra exposure (Compass Coming Soon) – or you could sell it off-market through the Private Exclusive program.  As a buyer, it means you have access to more off-market homes than clients of any other brokerage. It gives you the leg up on opportunities not available to anyone else, but also allows you to be first in line to see properties when they first come online.

Similarly, Compass agents participate in what’s called the Compass Pricing Tour. Each week, a group of agents get together and tour the company’s off-market properties to give feedback on pricing and market preparation.  As a seller, its like having a team of agents working for you, giving you their expertise on how to best position the property to net you the most money in the least amount of time.  As a buyer, it gives you the leg up on the competition because you are seeing properties that are not on the market. 

More market share also means more experience in the market. At Compass, we love to collaborate with other agents, especially in times like now when the market has been shifting quickly and frequently.  With more experienced feet on the street, we are able to stay on top of market trends and pricing strategies to better advise you on how to achieve your real estate goals.
