Beat the Fall Real Estate Rush

Thinking about a buying or selling this Fall?  Now is the time to get prepared!

IF YOU’RE SELLING

When you’re planning on selling a property, the earlier we meet to talk about the process, the better. That way, we can advise you as to which home improvement projects are worth doing – and which aren’t. For the projects worth doing – and the general cleaning and tidying that go with listing your house – having more time is always better than having less!

Once you are ready to list and while you’re staging and preparing your home, we market it on the “Coming Soon” page of our website and the “Private Collection” portion of our weekly email (which you can sign up for at the bottom of this post). With your permission, we will network with other top agents in the area to see if they might have a buyer.

IF YOU’RE BUYING

More time is usually best on the buying end as well.  Finding the right combination of location, condition and price takes time and research. We find that most buyers appreciate ongoing discussions and explorations about preferences and styles with our team before they are ready to seriously start looking. We also provide neighborhood orientation tours in these early stages. That way, when the time comes to start looking in earnest, buyers already have a good idea of what they want.

Most buyers take several tours with us before they identify the type of house and neighborhood that works for them. Once they target a neighborhood and style of home, it might take more time for an appropriately priced house to actually hit the market. Once you are under contract on the right house, bear in mind that most buyers close on their home between 30 and 60 days, in part due to the lock in requirement of interest rates and how long it takes to obtain a mortgage. Be sure to account for that timeline in your planning (this goes for sellers as well!).

 

THE FALL MARKET

As we discussed in our post about the upcoming presidential election, we typically see the fall market (which usually runs from mid-September through mid-November) shift a bit later to a very active November and December.

This means you still have time to beat the market.

If you’re a seller, we can privately market to the early fall market folks, while making sure we are listed in time for the bigger rush. If you’re a buyer, you might want to buy before the peak of the market so you face less competition.
