My Perspective on AI in Real Estate
I’ve been asked this question several times recently:
“Do you think AI is going to replace real estate agents?”
It’s a fair question. Technology is advancing quickly. Buyers can access property data instantly. Sellers can generate automated home value estimates in seconds. AI can analyze pricing trends faster than ever before.
But after decades in this business, I can say this confidently:
Real estate is not just about information. It’s about interpretation, timing, and judgment.
Yes, We Use Technology
At The Goodhart Group, we absolutely leverage advanced technology. We use sophisticated analytics to price homes precisely. We track micro-market trends across the DMV metro area. We monitor buyer behavior and adjust strategy in real time.
Technology makes us more informed and more efficient. But it does not replace experience.
What AI Cannot Do
When a client is preparing to write an offer in a competitive market, they don’t need more data. They need strategy.
They need someone who knows:
- How to structure terms to win without unnecessary risk
- How to negotiate inspections with discipline
- When to push forward and when to advise walking away
- How to read the tone and motivation on the other side
When a seller is preparing to list, they don’t need an automated estimate. They need positioning.
They need to understand presentation, pricing nuance, and how to create urgency in their specific neighborhood.
AI can tell you what happened. It cannot tell you what to do next.
Real Estate Is Still Human
The DMV metro area is layered and nuanced. Old Town behaves differently than Del Ray. Metro-access condos move differently than suburban single-family homes. Builder contracts require a completely different strategy than resale transactions.
Every deal involves personalities, timing, negotiation, and risk management.
That’s where experience matters.
Technology enhances what we do. It doesn’t replace the advisory role.
