What to Know About One Rosslyn: A Game-Changing Development Coming to Arlington

If you’ve spent any time in Rosslyn recently, you’ve probably noticed the shifting skyline, and there’s more change on the horizon. The latest major project to get the green light? One Rosslyn, a transformational new development that promises to bring much-needed residential housing and retail to the heart of this urban hub.

Whether you’re a buyer considering new construction, an investor keeping an eye on growth corridors, or simply a neighbor curious about what’s ahead, here’s what you need to know.

The Basics: What Is One Rosslyn?

Approved by the Arlington County Board in July 2025, One Rosslyn is a large-scale, mixed-use development from D.C.-based developer Penzance, in partnership with The Baupost Group. Located at 1901 & 1911 Fort Myer Drive, directly across from Gateway Park, this 2.3-acre site will soon be home to:

  • Three residential towers
    • A 23-story condominium tower with 73 for-sale units
    • Two rental apartment towers, at 27 and 29 stories, with a total of 772 rental units
  • Ground-floor retail space (approximately 14,500 sq ft)
  • A 30,000 sq ft private landscaped terrace above the shared podium
  • Sustainability features are designed to meet LEED Gold v4 standards

The development will also bring wider sidewalks, improved pedestrian connections, new bike lanes, and additional street trees — all part of the growing push to make Rosslyn a more livable, walkable urban neighborhood.

Why It Matters

One Rosslyn is more than just another construction project. It’s part of a broader effort to reimagine Rosslyn as a vibrant, residentially balanced community, not just a daytime business district.

With more than 845 new homes planned, it will play a key role in meeting Arlington’s housing needs. The addition of for-sale condos is especially notable, as new condo inventory in Northern Virginia has been limited in recent years.

Timing & What’s Next

While the plans are approved, One Rosslyn is still in the early stages. The demolition of the current buildings on site is expected to begin in late 2026, with construction to follow.

At this time, there’s no information yet available regarding pricing or the timeline for condo sales, but we’ll be monitoring closely and will share updates as soon as they become available.
