JBG Smith first announced plans to bring 750 new homes to Potomac Yard in late 2024. The proposal covers several remaining parcels just south of the Target and within walking distance of the Potomac Yard Metro Station. The development is designed to include both multifamily residences and for sale townhomes.
In December 2025, the Alexandria Planning Commission approved the updated residential buildout plans for these sites. This approval allows the project to move into the next phase of the city review process.
What Is Included in the Project
The overall plan introduces a mix of housing types along with open space and community oriented design features. These additions will complete several undeveloped blocks within Potomac Yard.
Multifamily Apartment Building
A seven story mixed use building is planned as a key part of the development. Current plans include:

Ground floor retail with approximately 13,000 square feet of space

A public town green with about 20,000 square feet of open space

Structured parking for residents
The building is located near the Metro station to support walkability and convenient access to retail and transit.
Affordable Housing Building
The approved plans also include an 88 unit affordable apartment building led by Wesley Housing Development Corporation. The building will feature resident amenities, parking, and easy access to nearby services.
Townhomes
The southern portion of the site will feature 120 for sale townhomes. These homes will include:

Walkable access to neighborhood amenities and transportation
This addition helps round out the mix of housing types within the overall project.
Location and Connectivity
All parts of the development are located within a short walk of the Potomac Yard Metro Station. The approved plan also includes improvements to sidewalks, pedestrian pathways, and bike access throughout the project area.
Next Steps
Now that the Planning Commission has approved the buildout, the project will move forward through additional stages of the city review process. This includes design refinements, engineering plans, and further public hearings. Construction timelines will be announced once the final approvals are complete.
