Managing the Sale of a Home from Using Compass Concierge

Managing the sale of an estate is always tough, but tie that into managing it during the Covid-19 pandemic and it can get even tougher. Compass Concierge was an extremely helpful tool and resource for our clients as they worked through the tough job of preparing the home for the market. So what is Compass Concierge? Compass Concierge is a program through our brokerage Compass where Compass will front the cost of home improvements needed to get your home ready to go to market.  Our team will work with you to suggest improvements and upgrades that will help you sell your home more quickly and for more money. Then we can identify contractors to work with you to help complete those projects and upgrades, with Compass fronting the bill. You then pay the funds back at settlement as part of the closing process. Pretty easy right? 

Our clients were four siblings who were selling their parent’s estate in the SE quadrant of Old Town. The siblings were all out-of-state, thus making it difficult to manage repairs and updates from afar. The home was a typical historic Old Town townhouse and was in need of some updates. In total, over $24,000 was spent on updates to the home (with Concierge, you can get up to $75,000 in repairs). Some of the updates included fresh paint throughout the whole interior of the home, new chandelier lights installed, new subway tile backsplash in the kitchen, major updates to the bathrooms including new flooring, mirrors and faucets, and new carpeting. Other services included minor touch-ups like fixing holes in the wall, installing new outside lights, and reattaching outdoor shutters. There was also landscaping work done to help make the outdoor space more presentable including trimming trees, cleaning flower beds, planting new flowers, and power washing. Most importantly, all the old and discarded items were cleaned out and hauled away from the home.

The home ultimately sold for $1,470,000 after 18 days on the market making the clients happy. Just as important to the seller’s, our listing’s team was able to manage all aspects of the sale and updates; our clients never even came to town! This proved especially helpful during today’s Covid era as face-to-face meetings and travel has become much more difficult.
