If you’ve been following the changes happening in Crystal City and the greater National Landing area, you know this community is transforming quickly. The latest addition? Highlands Row, a new townhome development by EYA LLC, will bring upscale for-sale housing to the Crystal House infill site.
Whether you’re a buyer interested in new construction, an investor tracking growth near Amazon HQ2, or simply a neighbor curious about what’s ahead, here’s what you need to know.
The Basics: What Is Highlands Row?
EYA has acquired land at the Crystal House redevelopment site to build Highlands Row, a collection of 42 fee-simple luxury townhomes designed in a unique back-to-back style, a first for Arlington County. Highlights include:
- Approximately 2,000 square feet of living space per home
- Up to three bedrooms and two-and-a-half bathrooms
- Two garage parking spaces per residence, located beneath the units
- All-electric systems and modern, eco-friendly finishes
- A podium-style design that maximizes density while maintaining livability and attractive facades

Why It Matters
Highlands Row is part of a five-phase redevelopment plan at Crystal House that will add 865 new homes to the existing 828-unit site. Of these, 655 units will be designated as affordable housing, thanks to a public-private partnership involving Arlington County, Amazon’s Housing Equity Fund, Washington Housing Conservancy, and True Ground Housing Partners.
This blend of market-rate townhomes and affordable housing is key to National Landing’s future as a mixed-income, transit-rich community. Highlands Row also addresses a gap in the area by offering for-sale housing, which has been limited compared to the many new rental options.
