Summer has flown by like it always seems to do. While the second half of the summer saw a market slowdown, we’re expecting things to heat up now that Labor Day has come and gone. For homeowners looking to sell this fall or even next spring, now is the perfect time to gear up and make sure your home is moving toward market-ready. As someone who has been in the business for nearly 30 years, I speak from experience when I say that you can’t get a home market-ready for buyers overnight. Today, with buyers making decisions about a property online before seeing it in person, first impressions are more important than ever.
 
When selling a home, one of the biggest pain points is determining what work needs doing, which contractors to use, and how to pay for it. When you use the Goodhart Group, our team will suggest improvements and upgrades to help you sell your home more quickly and for more money. We will then work directly with contractors and ensure the work is completed.

Compass Concierge is a hassle-free way to sell your home faster and for a higher price with services like staging, flooring, painting, and many other cosmetic updates and renovations. Best of all, Compass will front the money to have the work done and you pay for it at closing with no additional charges.

The concierge program provides the upfront funds (up to 5% of the list price) to pay these contractors at no additional cost to you. You can even choose your contractors. We make it easy!
In the second quarter of 2021, we helped 11 clients sell their homes using Compass Concierge. In total, we helped these clients fund $215,500 in renovations (an average of $19,591 per project).
Here are some specific examples of how the Concierge program helped some of our sellers:
For a listing in Rosemont, the homeowner had lived in the home for over 30 years. To help bring the home up to today’s standards, we worked with contractors to add square footage (a big way to increase your home’s value!) by finishing the basement. This home sold in six days and for $59,000 over the list price.

Another example is a home we listed in Braddock Heights. The out-of-town homeowner had previously had the home listed with another agent. There were no showings when the home was listed with that agent, and a price reduction was suggested. The seller decided they wanted a new approach and hired The Goodhart Group. We recommended changes that would help the home sell and appeal to today’s buyers, and the seller agreed. Our team handled the updates and renovations that included arranging brick repointing/mortar work, interior painting, refinishing hardwood floors, putting in new kitchen countertops, and drywall installation. Compass Concierge also took care of both staging and cleaning for the home. We were able to sell the home in 10 days and for $30,000 more than the previous agent had it listed.
